Overview

A villa organised around light, hierarchy and circulation.

The plate is long and irregular — roughly 94 feet by 43 feet. Rather than fight that geometry, the interiors lean into it: a linear arrival sequence drops guests into a double-height drawing room, the family lounge extends along the spine, and service rooms are pulled to the rear edge so primary rooms hold the daylight.

The upper floor mirrors that logic for the private side — master suite anchored at one corner, three further suites along the balcony, all wrapping a top-lit central court that washes both levels with daylight.

Hand-drafted plans organising arrival, social and private zones across two levels.

Arrival, living and family core.

Entry sit-out folds into a double-height drawing room and a 22'-3" × 29'-9" family lounge. Dining, kitchen and a kid's bedroom are arranged along the spine, with the parents' suite and a parents' walk-in closet tucked privately to the rear.

Master suite, three bedrooms and a top-lit court.

The upper level wraps a top-lit central court. The master bedroom suite is anchored to one corner with a 15'-6" × 5'-6" walk-in closet; three further bedrooms — each with its own toilet — share the balcony spine. The spiral stair connects both floors through the cut-out.

A curved bookmatched marble stair anchors the living volume — paired with a reeded timber screen, brass-edged media wall and a glass mezzanine balustrade above.

The first-floor hall opens into a long marble-clad lounge — coffered cove ceiling, twin gold-ring pendants and a laser-cut screen anchoring the far end.
